April 2018 Greenville SC Real Estate Market Report

The Greater Greenville real estate market continues to grow and change, month-by-month and year-by-year. This year compared to last year, sales are up 10.6% with 1,145 homes being sold in April 2018 as opposed to the 1,035 homes sold in April 2017 in the Greenville SC real Estate market.

The sale price in April 2018 has gone up more than $16,000 since April 2017. April 2018 has seen an average sale price of $234,778 compared to the $218,733 average sale price of April 2017, making the value of owning a home or investment property in the Upstate of SC a wise and gainful decision.

The Greenville SC area is heralded as a prime relocation spot in South Carolina due to aspects such as the strong economy. The Bureau of Labor and Statistics reports that the national average for unemployment is at 4.0%, but Greenville County continues to fall below the average at 3.3%. The availability of technical, engineering, and health care jobs continue the economic growth for this metro area. In turn, the real estate market outlook is positive and substantial growth is expected to continue for Greenville County SC.

Places to go Swimming Near Greenville, SC

It’s almost summer time! The temperature is already rising and quickly. What better place to cool down than to go swimming. Greenville has many places that are perfect for a hot summer day. Many of us are lucky enough to have a pool that’s part of our subdivision, but if you don’t or are looking for more of an adventure, check out some of the waterparks Greenville offers.

One of my favorite’s is Discovery Island at Southside Park in Simpsonville. The park features two water slides, a lazy river, a play area for the younger ones, a FlowRider perpetual wave, three party huts, concession stand, lockers, and cabanas. How nice would it be to relax in the lazy river all day while your kids get out their energy on the slides! The FlowRider wave is the only one in South Carolina and allows you a chance to practice your surfing skills.

The waterpark opens on Saturday May 26th for Memorial Day weekend. The park will be open until Monday the 28th then open the following weekend. The park opens full time starting June 7th until August 19th. The season concludes with being open the following two weekends to end on Labor Day.

The hours will be Monday through Saturday 10:30-5:30pm and 1-5:30pm on Sundays. The rates are $12 for those 48” and taller, $8.00 for those 47” and under, and free for two and under. If you plan to go to the park a lot you can buy a season pass for $89. Lockers are $5 with an additional $5 refundable key deposit. If you want to go all out, you can rent a cabana for the day which cost $60, but includes a shade hut, two chaise lounge chairs, one locker rental, two bottles of water, one bottle of sunscreen and a small table. Discovery Island is located right near 385 and 185 on 417 Baldwin Road Simpsonville, 29680.

Otter Creek Waterpark at Northside Park in Greenville has even more slides! The park features four slides; two body slides, one tube slide and one kiddy slide. Otter Creek also has a 7,000 sq. ft leisure pool, a spray pad, sundeck, two party huts, concession stand, public lockers and a first aid room.

Otter Creek has the same schedule as Discovery Island, but the rates are a little less which is always a good thing. Those 42” and taller cost $11, 41” and under & seniors is $8, and two and under is still free. A season pass is also a little cheaper, costing $79/per person.

7th Inning Splash Waterpark at Lakeside Park is another great choice. This waterpark is located in Piedmont. The best feature about this waterpark is the giant funnel slide! If you don’t know what I’m talking about then you should definitely go check it out. It’s fun not only for kids, but also adults. 7th Inning Splash also has three water slides that are short but drops three feet into the pool. The waterpark has a traditional lap pool, a huge splash ‘n spray pad, three party huts, concession stand and public lockers.

The parks schedule is just slightly different than the other two parks. The difference is that the pool opens full time on June 9th instead of the 7th and then closes for the season on August 5th instead of Labor Day. The rates for 7th Inning Splash is even cheaper than the first two options. 48” and taller is $7, 47” and under is $6 and once again two and younger is free. The season pass for this park is only $59/per person.

If you want to have a birthday party at any of the waterparks they have a great package deal. It includes admission to the waterpark, two-hour patio hut rental, pizza, cake, ice cream, drinks, party invitations, personal hostess and thank you notes. The package requires a minimum of 10 people and $20 for each participant.

A few good things to note before heading out towards the park is that the parks don’t allow outside food or drinks, water toys or floaties. All children 42” and under are required to wear a life jacket. Swim diapers are required for children not yet potty trained. Lastly, if you are interested in going to all of these parks this summer there is an option to get a season pass to all three of the parks listed above. The cost is $149/per person plus comes with ice skating and bounce house at the pavilion for 12 months.

The area of Greenville also has Shipwreck Cove Town waterpark in Duncan, splash pads at Falls Park on the Reedy and Tyger River Park as well as many other options. If you feel like going to a lake instead Paris Mountain State Park in Traveler’s Rest has one. Lake Hartwell and Lake Keowee are both just a one-hour drive. The area of Greenville has so many different options to stay cool this summer so go out and enjoy the beautiful weather! Just don’t forget the sunscreen!

It's Farmer's Market Season in Greenville South Carolina

  

There is an ongoing movement to gather, invest, and thrive in the local community. Some would state that this movement is "going back to your roots," and that those roots are embedded through our local businesses, including farms. Spring and summer are the seasons that many venture outside of the grocery store shelves in search of locally grown and harvested produce and products. Bring your baskets, your reusable bags, and/or your cooler and join us as we explore a few of our local Farmer's Markets. There are many options, from weekend markets, to markets that open multiple days per week, and you will not be disappointed with any. 

The long running State Farmer's Market is located on Rutherford Road in Greenville and is open to the public Monday through Saturday 8-6pm. This market offers local produce, plants, homemade soaps/lotions and other local vendor's products. 

Downtown Greenville offers the bustling Saturday Market which attracts tourists and locals alike. Residents flock to this market to stock up on everything from produce, to local honey, to fresh made pasta. The Saturday Market is held on cordoned off blocks right on Main Street, in Downtown, each week from May until October. The market is open from 8 to noon. Visitors can also purchase breakfast, coffee, and snacks from local restaurant booths. This market also holds cooking demonstrations, has live music, and hosts other special events. Of course, the added bonus of hanging out Downtown after the market is a plus!

Further south in the county, there are smaller markets to explore. The Farmer's Market at Fountain Inn is held in the beautiful pavilion area, accessed directly from Main Street. The farmers that feature edible delights here are so local that you may find that a few are your neighbors. If you have not ventured to this smaller market, you will be pleasantly surprised. After shopping the market, you may enjoy browsing the shops and grabbing a bite at one of the local restaurants located on the quaint Main Street. This market is open each Saturday from 8 until noon.

Only a few miles away the Simpsonville Farmer's Market is also open for business each Saturday from 8 am until 12 noon. The market is held on the City Park grounds in the lawn area. The vendor list has grown to 36 this year, making the 2018 market lineup the largest yet. There are vendors selling handmade items such as healthy dog treats, popcorn for the humans, and of course, tons of fresh produce. Speaking of treats, this is a dog-friendly market, so bring your furry friends along to enjoy the sights and smells. 

Just South of Greenville is the Mauldin Farmer's Market. This Market is sponsored by Bon Secours St. Francis Healthy System and unlike the other markets, this one will be open every Tuesday night from 5-8 pm. One thing to note is that it doesn't open until June 5th. The market is held at the Mauldin Cultural Center's outdoor amphitheater. Some of the items the vendors will be selling include produce, dairy, honey, gifts, clothing, accessories, treats, pastries, and more! There will also be live music, food trucks, beer and wine. Mauldin Farmer's Market also includes health screenings, cooking demos and small-group fitness.

To the east of Greenville, you have the Greer Farmer's Market. The market is held at Greer City Park and is open every Saturday from 8:30 until noon. The vendors sell a variety of different items such as pastured meats, eggs, jams, candles, jewelry, and much more for you to enjoy!

For those are closer to the northern portion of the county, the Travelers Rest Farmer's Market on the Swamp Rabbit Trail is heralded as "Greenville County's largest open air market," according to the website for Trailblazer Park where the market is held. With over 70 vendors, there are so many choices that a full grocery store trip could be substituted for a few hours here. Everything from homemade cleaning and beauty products are available on top of the fantastic produce. This market is open each Saturday between 8:30 am and 12 noon. Arrive early for the best selections! 

The outlets for shopping local abound in the Upstate of South Carolina. If you have not yet ventured out beyond the grocery store to purchase weekly fares, this may be just the right time to try one of the many markets and see how buying local not only grows our economy, but also offers the freshest items around. 3 Super Simple Time Saving Recipes when Moving!

Moving? Tired? HUNGRY?

During the hustle and bustle of a stressful move, preparing dinner almost never makes the top of a priority list (and let's be honest, most of us won't look like the spotlessly clean and smiling family pictured above). Moving is HARD WORK. Between unpacking all your pots and pans and making sure none of your china was broken along the way, who has time for anything other than ordering a pizza? Now with these easy pan-free recipes, YOU DO! All of the following recipes are fast, pan-free, and EASY clean-up (for added convenience, make sure you pick up some paper plates and plastic cutlery at the grocery store)!

Foil-Pack Chicken Fajitas

1.5 Cups instant white rice (uncooked)

1.5 Cups hot water

1 Tbsp taco seasoning mix

4 small boneless skinless chicken breasts

1 green bell pepper (chopped)

1 red pepper (chopped)

0.5 Cup tomato salsa

0.5 Cup shredded Mexican blend cheese

Heat oven to 400°F. Fold up all sides of 4 large sheets heavy duty foil to form 1-inch rim; spray with cooking spray. Mix rice, water, and seasoning; divide into spoon onto foil. Top with remaining ingredients. Bring up foil sides; fold to make 4 packets. Place on metal cookie sheet (or disposable aluminium pan) to prevent dripping. Bake 30-35 minutes or until chicken is done. Cut slits in foil to release steam and let rest 5 minutes. Serves 4.

Spicy Sesame Shrimp & Veggie Packet

0.5 lb peeled deveined shrimp

3 Cups green veggies of your choice (sugar snap peas, broccoli, green beans, etc.)

1 Cup shaved carrot

2 small Shallots, sliced

3 tsp. Sesame Oil

3 tsp. Soy Sauce

Sriracha to taste

Black Pepper to taste

Heat oven to 400°F. Combine shallots, oil, soy sauce and sriracha in a small bowl. Place shrimp in mixture to marinate. Set aside. Draw out a large piece of parchment paper (about 17 x 11 inches) and fold in half lengthwise. Using scissors, cut out a large heart shape. Repeat 4 times. Divide broccoli, carrots and shrimp into 4 equal portions. Place broccoli florets in the center of of one half of the parchment heart. Set parchment on metal cookie sheet (or disposable aluminium pan); Layer shrimp and carrots on top of broccoli, cover with remaining marinade. Season with pepper. Fold parchment heart over to cover shrimp. Starting at the rounded end, crimp the edges together, folding themselves over and twisting the pointed end around once and fold the "tail" under. Repeat for each packet. Bake for 12-15 minutes. Serves 4.

Sausage, Green Bean, and Potato Pockets

1 (12.8-ounce) package smoke andouille sausage, thinly sliced

1 lb baby red potatoes, quartered

1 lb green beans, trimmed

8 ounces mushrooms, halved

1 onion, chopped

4 Tbsp unsalted butter, divided

4 tsp cajun seasoning, divided

2 Tbsp fresh parsley, chopped

Salt and Pepper to taste

Preheat a gas or charcoal grill over high heat. Cut four sheets of foil, about 12-inches long. Divide sausage, potatoes, green beans, mushrooms and onion into 4 equal portions and add to the center of each foil in single layer. Fold up all 4 sides of each foil packet. Add butter, cajun seasoning, salt and pepper, to taste, gently toss to combine. Fold sides of the foil over the sausage, covering completely and sealing the packets closed. Place foil packets on the grill and cook until just cooked through (about 12-15 minutes). Serve garnished with parsley. Serves 4.

Swamp Rabbit Cafe Cooking Class in Greenville, SC

   
Who here loves food? Pretty sure we all do! Do you ever get tired of making the same meals over and over and need some new inspiration? It’s always nice to go out to eat at a restaurant, but if you are constantly doing that it can get a little pricey. The Swamp Rabbit Café & Grocery in Greenville, SC offers cooking classes where you learn some delicious recipes, techniques, and leave with a happy heart and a full stomach. Classes are taught by Chef Season who is a very experienced Chef and has so much knowledge about food it will amaze you! Classes are during the week from 6-8 pm. Classes typically have ten people and about five different recipes being made, so about two people per recipe.

Chef Season begins the class by going over the basics of how each recipe is made. Each station already has everything set up to include all of the ingredients and dishes out on the tables. There are a few meals that may already have been started due to time. She provides cutting techniques of what to do and what not to do such as cutting off a finger or how to taste to season without giving everyone your germs.

All of her classes have different themes, and only the really popular ones are repeated so make sure you check out the calendar each month to see what that month’s themes are because classes sell out quickly! This past March the themes were Fresh Pasta, Kiss Me! I’m Irish, comfort foods and eat your greens.

I had gone to the comfort foods class and let me tell you it was amazing! The five different recipes made were Shepherd's Pie, Chicken & Dumplings, Cheesy Grits, Mac & Cheese, and Upside Down Strawberry Cake. I’m going to be honest and tell you that I’m a picky eater, so I was very surprised that I loved every single bite of each recipe. Learning the basics of how to make each recipe was really interesting. To get started she let us pick our own dish to make and also gave us the option to rotate dishes so we could help with each part. I decided to go with making the mac & cheese. At first, I was a little overwhelmed knowing I was making this meal for everybody to eat because what if I messed up! Thankfully many people were newbies and felt the same way. Chef Season did a great job and rotated through each table helping everybody with their questions.

We all finished around the same time and went around and admired each other’s work. We finished the class by serving all of our recipes and sitting together as a group and trying what we made. It was a great way to learn new things, socialize and have a good time.

April’s classes are already sold out but keep an eye out for May’s classes. You can reserve your spot at swamprabbitcafe.com/cooklocal. Classes are only $35 per person. You walk away full plus Chef Season provides you with written instructions for each of the recipes you made. After the class you can also use the Swamp Rabbit Café & Grocery and receive a 10% discount. The café serves local and regional goods of farm fresh produce, meat and dairy.

Fun Ideas for Date Night in Greenville, SC

Has anybody noticed that it’s already almost April! Time to get out of hiding from the cold weather and start enjoying the beautiful sunshine with that special someone. Anybody new to the area and need some fun ideas for a date? Or for those that feel that they just need some fun with your boyfriend/girlfriend/wife/husband whoever it may be? Well Greenville, SC has plenty of options.

If you have never gone to Falls Park on the Reedy or even if you have gone many times, the park offers such a beautiful scenery that anyone can enjoy it. The two of you can walk through the gardens and take a seat on the swinging chairs while the sun is setting. Soaking up nature while being downtown is always something couples enjoy. If you guys are more adventurous then you can bring your bikes and bike the Swamp Rabbit Trail right next to the Falls.

After Falls Park you can easily access all of the restaurants downtown Greenville has to offer. Some date night restaurants are right next to the falls. If you guys are in the mood for surf ‘n’ turf then Larkin’s on the River is a great option. Smoke on the Water is a tavern that serves Southern food and The Lazy Goat is more Mediterranean style. One of my favorites that is good old American food is Grill Marks with the best shakes you will ever have. If you guys have room for dessert, there is always ice-cream! The Marble Slab Creamery and the Crème Shack are both delicious and right on Main Street.

Once the two of you had dinner, don’t just head home because there is so much left you can do! If you’ve had a long week and in need of a good laugh The Comedy Zone or the Alchemy Comedy at Coffee Underground are great options. Both places are in the heart of downtown and typically have shows twice a night Thursday through Saturday. These are popular places so be sure to plan ahead and book online. Alchemy Comedy even offers stand up classes or open mic at The Comedy Zone for those of you who have a passion for making others laugh.

The Bon Secours Wellness Arena is another option. The Arena has many awesome events that would make a fun date night. A few events coming up along with many others are the band Little Big Town playing on April 20th, Cirque du Soleil August 8-12th, and Kevin Hart on October 7th.

If the two of you want to stay outside throughout your night, try going to a baseball game and watching The Greenville Drive at Fluor Field. Baseball games can always be fun! They will be playing until the first week of September so look at their schedule for a home game and go have some fun.

For those of you who like to unwind by having some drinks, the perfect place to end your night is one of Greenville’s beautiful rooftop hangouts where you can enjoy the views of the whole city. Sip Whiskey & Wine is located right across the street from the Comedy shows and is a rooftop wine bar with tasting pours and a delicious food menu. During the weekend they typically perform live music. Another popular rooftop bar is Up on the Roof which is located on the 8th floor of the Embassy Suites at RiverPlace. If the two of you are wanting even more entertainment than Jack n’ Diane’s Dueling Piano Bar is another great option.

These are all fun things to do for a date night in Greenville, SC and you can combine any one of them to have a good time. The big twist is that these are only a few out of the many options to do here in Greenville!

February 2018 Greenville SC Real Estate Market Report

The sale price in February 2018 has gone up more than $27,000 since February 2017. February 2018 has seen an average sale price of $232,645 compared to the $205,178 average sale price of February 2017, making the value of owning a home or investment property in the Upstate of SC a wise and gainful decision.

The Greenville SC area is heralded as a prime relocation spot in South Carolina due to aspects such as the strong economy. The Bureau of Labor and Statistics reports that the national average for unemployment is at 4.5%, but Greenville County continues to fall below the at 3.8%. The availability of technical, engineering, and health care jobs continue the economic growth for this metro area. In turn, the real estate market outlook is positive and substantial growth is expected to continue for Greenville County SC.
