Buying an Airbnb Rental Home

Buying a home to use as a rental can be a very profitable investment. Some are able to decrease their work hours, or even quit their jobs! Signing up for Airbnb and listing your home is completely free. Once you receive a reservation, Airbnb generally charges a 3% service fee. Here's how it's done-

Decide how often you want to host.

You have the power to set minimum and maximum stay limits as well as automatically block out the calendar the day before and/or after a booking. Brainstorm your capacity for cleaning up the space and set your rules accordingly.

Get familiar with laws in your area.

Make yourself familiar with the rules and regulations in your area. As Airbnb gets bigger and bigger, more cities and states are trying to regulate it.

Create an inviting atmosphere.

Sweep, dust, vacuum- do whatever needs to be done to keep the house spotless. Make sure the bedding is fresh and rooms are free of clutter. Be welcoming, but not too intrusive. Suggest places to eat or visit. You could also make some extra money by arranging airport transfers for a fee using a car or ordering your guests an Uber. If you’re able, try to include some little extras like a hotel may. Things like mini shampoos, soaps, bottled water, and more.

Find your niche.

Is your listing in the heart of downtown? How far are you from popular destinations? Are you near the airport? Are you able to provide any extra amenities or perks? Figure out what particular value it has and make that your selling point in your listing.

Make sure your listing is honest. If your guests can expect noise, if the neighborhood has some cons you need to mention, or even if you have any rules you expect followed- include them in your listing. If you don’t, your guests may feel mislead and write a bad review. Reviews build credibility so it’s important to be upfront.

Ask for a security deposit.

As a host you have the option to include a security deposit just in case anything gets damaged or broken. These are usually charged when guests rent an entire house, not individual rooms.

The Airbnb Host Guarantee provided protection for up to $1,000,000 for damages to covered property in the rare event of guest damages above the security deposit or if no security deposit is in place. We always recommend securing or removing valuables when renting.

Ask for a cleaning fee.

A cleaning fee will allow you to hire someone or pay for your time to clean up after all guests. These can range anywhere from $10-$50 depending on what you are listing. You will also want to mention whether or not you allow pets and if so, what kinds/sizes. (If you have pets of your own, you will want to include that too.)

Free COVID-19 Testing and Prevention in Upstate, SC

 

Right now, especially in the Upstate, prevention is our biggest ally! Here are a few ways you can avoid getting sick-

 

Wash your hands.

Using warm water and soap, scrub under your nails, between fingers and on the back of your hands for at least 20 seconds. Dry hands with a paper towel and throw away, turning faucet off with another dry paper towel. Thorough hand washing helps prevent the spread of infectious diseases, including COVID-19. It is acceptable to use an alcohol-based hand sanitizer with at least 60 percent alcohol. Clean and disinfect frequently touched surfaces and objects

 

Cover your mouth.

When coughing or sneezing, cover with tissue and discard tissue immediately. COVID-19 and many other infectious diseases are spread through by contact with respiratory particles.

Stay home if you feel sick.

Stay home if you feel sick. If you are experiencing flu-like symptoms, especially fever, cough and shortness of breath, isolate yourself for the protection of your family, friends and coworkers.

Use a free Prisma Health Virtual Visit, call your primary care provider, or call their community outreach hotline at 1-833-2PRISMA.

Do not go to the Emergency Department for COVID-19 testing.

If you have a medical emergency, call 911. Prisma Health is offering community screening for COVID-19 at locations across South Carolina. Please check this page regularly for updated locations and any weather-related changes. Get a COVID-19 screening at a location near you

 

The community testing, done in partnership with the S.C. Department of Health and Environmental Control (DHEC), reaches people who may not otherwise have access to traditional testing or online virtual visits. 

 

At the testing sites:

People will be tested for active COVID-19 infections. 

No one needs a doctor’s order. 

Testing will be given regardless of ability to pay. 

No appointment is needed. 

Spanish-speaking Prisma Health team members will be available at every site. 

All those taking part will be given masks when they arrive. They will also be asked to maintain social distancing. 

Test results should come back within four days. 

Everyone tested will receive follow-up information about test results – whether positive or negative – from providers at Prisma Health. 

 

Everyone will get tips on isolating at home if sick, caring for themselves and seeking more help if symptoms worsen.

What is a HOA?

A homeowners association (HOA) is an organization founded by a real estate developer in order to manage a community of houses, townhouses or condominiums. The NY State Attorney General's site says the association "is given the authority to enforce the covenants, conditions, and restrictions as well as manage the common elements of the development."

 

Pros

  • Hoas can have anemities.

Buying into an HOA can give you access to things like a fitness center, pool, golf course, tennis court, club house, restaurants, parks- things you may not otherwise be able to afford or enjoy so close to home. And the best part- not having to clean or maintain any of these amenities. Your HOA will take care of it for you.

  • They can help keep up appearances.

An HOA usually has rules to prevent things like neighborhood decline and property neglect. They can also help maintain the property values for the house sin the community.

  • They can reduce your responsibilities.

The fees you pay every month usually go towards things like snow removal, a gate, maintenance, etc. Things you would typically have to do or pay for yourself. Say goodbye to things like yard work- living in an HOA community let you personalize certain parts of your yard, but they cover general maintenance. A low maintenance lifestyle is one of the BIGGEST pro to living in an HOA community.

  • Your utilities. 

Living in an HOA community can simplify your monthly bills. Some HOAs will total all a resident's utilities into one monthly fee, which in most cases makes things easier. Utilities like sewer, water, trash, recycling, and gas. It could also mean things like insurance and reserve funds.

 

Cons

  • Falling behind on dues can lead to consequences.

This is why it's important to make sure HOA fees are in your budget beforehand. Late fees or not paying dues can move to foreclosure on your property. (The process varies by state.)

  • They can limit you from renting your property.

Some HOAs can put an array of rental restrictions in place. Things like approvals, leases, and more.

  • They can spring assessments on you.

If they don't have cash reserves to cover an expenditure, it can impose an assessment to come up with the money. 70% of all HOAs are unfunded, so this is a possibility. 

  • Your fees could be expensive.

Many communities cost a lot to join. High HOA fees usually mean more landscaping, general maintenance, and anemities. If you don't care for things like this, HOA fees could be a waste of your money. Make sure to ask for a list of everything included in the price so you know what you're paying for. This is another reason it's so important to look at your budget and make sure you can afford to pay the monthly dues. 

  • You may not be able to do as much personalization.

Yes, you can do some light decorating like lawn chairs and plants- but you may not be able to do anything exterior-wise. Things like painting or remodeling may be off limits. If you like to personalize and design the outside of a home, living in an HOA community may not be for you.

  • Your community could be under poor management.

While most HOA communities are managed well, there's always a few bad apples. A poorly managed Hot could include things like failing to enforce parking rules, allowing the public to use private amenities  failing to provide regular lawn care or landscaping, and failing to fix broken walkways or stairs.

We recommend asking residents for your personal opinion. It may also be smart to ask about hOA reserves in the case of an emergency. Failing to have a reserve could also be a sign of poor management.

How to Maintain Strong Employee Morale

It's no secret that things are different with this pandemic. COVID-19 has affected our personal lives,  as well as our jobs. This doesn't mean things have to change- you can uplift your team in many different ways!

Use fun activities to strengthen the bond between your team, as well as stay connected. You can do this through things like Zoom, Google hangouts, Skype, and more. You can even use chat tools like Slack to talk, check in, or share anything that keeps everyone feeling connected.

Listen to your employee feedback! Communication is key, and it starts with listening. Openness can contribute to positive change. Everyone just wants to be heard. Why not send out a company-wide survey? This will help you get a sense of where everyone's heads are at and get a read of how the company's doing.

If not that, you can also just reach out and ask. Ask your team how they're doing, if they have everything they need, as well as all information. Ask regularly. Be open and transparent. Maybe you focus on the bigger picture, but you have to remember that your employees usually see things day to say.

If there are any big changes happening, try to let your team know ahead of time- not the day of. A change in business operations or new initiatives are very important.

Praise your employees frequently. Yes, they're getting paid but this doesn't mean you should take everything they're doing for granted. Recognize their efforts in a way that's meaningful.

Brainstorm ideas. Pick your employees brains, and listen to their thoughts. Make sure they know you're open to ideas, and some may even become a reality. 

Let your employees showcase their skills and knowledge.

Encourage real lunch breaks. Data shows only one in five people take lunches, and are less likely to step away from their desks. Taking breaks is detrimental to creative thinking.

When you're feeling overworked and overwhelmed, it's easy to power through. This is actually a quick shortcut to low morale. 

Work on team-building exercises. You can virtually get everyone together, and explore your employees strengths. Encourage your team to lead voluntary workshops in areas they're more familiar with.

Acknowledge wins and losses. Sending a note or a message is an easy way to create a personal connection with your employees. 

Make sure to keep a level of flexibility. Irregular hours, reduced hours are the new normal. Send a clear message to make things less stressful and more manageable. This will help elevate moral!

Let inimportant tasks and assignments go. Focus on the critical things. Especially during this time, priorities can change quickly and are often unpredictable. You can even start letting each other know when you're on and off.
