Properties for Sale in Autumn Trace

If you are looking for a family friendly Simpsonville SC neighborhood, consider the homes for sale in Autumn Trace.   Autumn Trace Subdivision is a 246 lot neighborhood located off Highway 14, on Pollard Road in Simpsonville, South Carolina. January 2014 Greater Greenville Area Market Report

The Greater Greenville real estate market continues to improve. Year-to-date, home sales are up about 2.9% over the same period in 2013. Inventory level has increased slightly by 5.4% to 5,704 units. If you have recently been searching for a home, you have probably had some of your favorite Greater Greenville homes come on the market, and then go under contract within just days of the listing. January 2014 market statistics further prove this point.

In January 2014, there were 527 residential properties sold in the Greater Greenville real estate market. This is a 2.9% increase over the 512 homes that were sold in January 2013. The average sales price for the sold homes in January 2014 was $175,884, the median sales price was $149,500, and the average number of days on market was 90 days.

At the end of January, the inventory was 5,704 available homes for sale in the Greater Greenville market, which represents a 7.5 months supply of inventory.

Top Features Today's Home Buyers Want in a Home

In order to get an edge in today’s housing market, it’s important to know what buyers want in their new homes.  The National Association of Realtors recently published a study outlining the features that home buyers found most desirable.  Generally, the most important factors for a home buyer are going to be location, affordability, proximity to work, neighborhoods and the local schools.  But, how your home ranks after those factors are considered will be impacted by the features of your home. 

Some of the buyers’ top preferences revealed in the study included the following: 

  • 78% chose a house with a garage;
  • 69% were willing to pay more for a house with new appliances;
  • 65% of buyers found central air to be very important
  • 57% purchased a house with a fireplace; and
  • 47% of buyers preferred a house with a laundry room;

The kitchen is a major selling point for homes, particularly with regard to appearance and space.  55% of buyers that were willing to pay more if the kitchen had granite counter-tops.  Hardwood floors were largely preferred.  48% of buyers were looking for a kitchen with an island and 40% wanted a home with an eat-in kitchen.

Becoming increasingly important is energy efficiency.  In 2013, 39% of buyers placed high importance on the costs of heating and cooling. 24% were looking for homes with energy efficient appliances and lighting.  After purchasing a home, 47% of buyers reported that they replaced lighting and 37% replaced appliances.  Installing new windows, especially for older homes, is a great way to make a home more energy efficient. 

Having the right features in your home will help to increase the number of bids for your home as well as the final sales price paid.  You might even get more for the home than the listing price.

Save the Wilkins House Initiative

The Wilkins House located on August Street in Greenville is the last-standing of the grand historic August Road homes in Greenville.  Greenville recently lost the Cureton House to demolition for new development, and the Wilkins House will see the same fate unless local citizens take immediate action to save it.

The Wilkins House was built in the 1870s for merchant William T. Wilkins who married a local woman, Harriet Cleveland.  Wilkins was originally from Spartanburg, but he attained his fortune in New York before moving to Greenville.  This house is revered as one of the grand, historical homes in the Upstate area, particularly noted for its 19th century Italianate style.  The four acres on which the house sits have been purchased with the purpose of building an assisted-living center.

A group of local citizens, headed up by Kelly Odom, has banded together to preserve this home.  With the support of the Palmetto Trust for Historic Preservation and Neil Wilson of Reality Link, the “Save the Wilkins Initiative” group has created a plan to save the home which involves moving the house to another location.  The relocation will include a preservation easement to prevent the home from ever being demolished.  Further, the house will be restored and preserved to much of its original integrity.  The cost of moving and restoring the home is $720,000, half of which a benefactor has already pledged to donate.  The local community will be responsible for raising the remaining $360,000 before the deadline of March 1st.

More than 800 citizens have signed a petition to save the home from demolition, and the group is looking for more support.  More information and donation information can be found at palmettotrust.org/savethewilkinshouse

The Greater Greenville real estate market continues to improve. Year-to-date, home sales are up about 23% over the same period in 2012. Inventory level has increased slightly by 4.9% to 5,628 units. If you have recently been searching for a home, you have probably had some of your favorite Greater Greenville homes come on the market, and then go under contract within just days of the listing. December 2013 market statistics further prove this point.

In December 2013, there were 693 residential properties sold in the Greater Greenville real estate market. This is an 8.1% increase over the 641 homes that were sold in December 2012. The average sales price for the sold homes in December 2013 was $184,218, the median sales price was $153,125, and the average number of days on market was 84 days.

At the end of December, the inventory was 5,628 available homes for sale in the Greater Greenville market, which represents a 7.4 months supply of inventory.
