Zooming out to the national scene, existing-home sales dipped slightly—down 0.5% from the previous month and 2.0% from last year, landing at an annual pace of 4 million units. The South, which includes Greenville, held steady in sales while other regions saw more movement. National inventory levels climbed to 1.45 million units, giving buyers a bit more breathing room, and the median price reached a new record at $414,000—marking the 22nd month in a row of year-over-year price increases. Locally, Greenville’s absorption rate is at 4.6 months supply of inventory (up nearly 44%) compared to 3.2 months supply in May 2024. This is a clear sign that the market is shifting toward balance, giving buyers and sellers more room to negotiate.
