The Greater Greenville SC real estate market is heating up in more ways than one! This month, new listings jumped 9.5%, bringing in more options for buyers who’ve been patiently waiting for inventory to grow. And grow it did—inventory rose a whopping 43% to 6,226 active homes on the market. We’re now looking at 4.6 months of supply, which signals a shift toward a more balanced market. Meanwhile, home prices continue to rise, with the median sales price up 2.9% to $330,000. On average, homes are taking a bit longer to sell too, with days on market up to 43.

Now, not everything is full speed ahead—pending sales took a steep dip, down 42.4%, meaning fewer homes are going under contract. Nationally, we’re seeing a similar trend: more inventory (up over 20% year-over-year), but prices are staying sticky. According to the National Association of REALTORS®, the median home price in the U.S. has crept up to $422,800, even as supply increases. So while the frenzy of the pandemic-era market has cooled, sellers still aren’t slashing prices.
