Contact Our Team

Schedule a meeting with one of our expert consultants to gather information pertaining to the current market condition. This meeting is the time to discuss with your agent what type of home and the features you want.

Get Pre-approved for a Mortgage

Talk with a local lender to get pre-approved for a loan. The mortgage lender will calculate your debt-to-income ratio, let you know how much down payment

you need if any, how much your interest rate & points will be, and what type of loan & terms you qualify for.

Before you make an offer

We will help you understand the overall market trends and compare market trends in the area you are interested in.

Make an offer

We use our local REALTOR ASSOCIATION contract for sale, and we will make sure we include all the vital contingencies and clauses that give you the best protection.

Negotiations

Our negotiation strategy will help you separate the emotions associated with home buying, and we will negotiate diligently to secure the absolute best overall deal for you.

Inspections

We will assist you in scheduling inspections and will also make sure that you have the unilateral right to terminate the contract if you are not satisfied with the home inspection.

Repairs

Once you receive the home inspection report, we will prepare a request for repairs documents with items that you would like the seller to fix.

Appraisal

We will make sure that you do not end up buying a home that is worth less than the contract price by including contingencies that will allow you to terminate the contract if the home does not appraise for at least the contract sales price.

Pre-close Preparation

We will help coordinate and supervise the document preparation and provide pre-closing consultation.

Re-Inspection and The Final Walkthrough

This walkthrough lets you make sure that the necessary repairs have been made and that any personal property negotiated in the sale remains on the property and is in good condition.

Utilities

We will be sure to remind you about contacting the utility companies for your new home.

Closing

You have the choice of attorney to use as your closing agent. We will communicate with the attorney that your interests are protected, and that you are presented with a settlement statement detailing the fees before you sign. We will preview the closing documents with you and resolve any last-minute issues that arise before closing. Once the closing is done, you will receive the keys to your new home.

Post-Closing

We can help coordinate the move-in and assist with post-closing issues.
