Closed sales decreased to 292, compared with 414 the prior week, and expired, canceled, or withdrawn listings dropped to 269, suggesting less sellers are re-evaluating their pricing or timing strategies.

Overall, the market continues to balance itself as inventory expands and homes take longer to move, creating more negotiating room for buyers while emphasizing accurate pricing for sellers.

At the same time, Days on Market climbed to their highest level in several weeks, which means homes are taking longer to sell on average. This shift suggests that buyers are being more selective and deliberate, especially at higher price points, while sellers need to be sharper on pricing and presentation.

During the 2008 housing downturn, Greenville and much of Upstate South Carolina saw slower and less severe price declines compared to larger metro areas across the country. That resilience—and the area’s strong job market tied to manufacturing, healthcare, and professional services—helped Greenville recover more quickly than many other regions. Today, those same fundamentals remain in place: steady population growth, affordability relative to other markets, and consistent inbound relocation demand.

In short, Greater Greenville is showing signs of balance. Buyers have more inventory to consider and are negotiating a bit harder, while most sellers are still achieving close to their asking price. If mortgage rates ease further into the fall, we may see stronger buyer urgency return, especially in the under-$500,000 price bracket where demand is always strongest. A repeat of 2008 seems unlikely—today’s conditions suggest more of a gradual adjustment or plateau rather than a sharp decline.

This week, active listings in Greater Greenville climbed to 5,681, up from 5,213 last week. New listings slowed, with 414 homes hitting the market compared to 512 the week before. Closed sales held steady at 414, nearly identical to last week’s 412. Homes under contract rose to 2,324, showing buyers are still actively writing offers despite the growing supply. Meanwhile, expired, canceled, and withdrawn listings increased to 244, up from 218, as some sellers adjusted their strategies.

Together, these numbers highlight a market with more inventory for buyers to choose from, while demand remains steady. Sellers should take note that stronger marketing and competitive pricing are becoming more important to stand out.

Greater Greenville Days on Market Statistics

Days on Market rose notably this week. The average DOM jumped to 58 days, up from 49 the week before. The median DOM increased to 38 days, compared to 31 last week. Homes under $500,000 matched the overall trend, moving slower at 58 days (vs. 50). Properties in the $500K–$1M range also saw an increase, averaging 53 days on market, up from 40. Luxury homes over $1M rose to 78 days, compared to 58 the week before.

These rising numbers show that buyers are taking longer to make decisions, especially at higher price points. Sellers should expect more time on market and prepare their homes strategically to attract attention quickly.

Greater Greenville Key Housing Statistics

Prices showed a mixed picture this week. The median list price for single-family homes dipped to $329,000, down from $347,500 last week. Meanwhile, condos/townhomes rose to $257,248, up from $236,880. On the sales side, the median closed price for single-family homes declined slightly to $326,995, while condos closed higher at $256,945, compared to $228,500 the week before.

Homes are selling close to list price, with sellers receiving about 97.69% of their asking price—essentially unchanged from last week’s 97.63%. These numbers suggest buyers still have some negotiating power, but well-priced homes remain competitive.
