What is a HOA?

A homeowners association (HOA) is an organization founded by a real estate developer in order to manage a community of houses, townhouses or condominiums. The NY State Attorney General's site says the association "is given the authority to enforce the covenants, conditions, and restrictions as well as manage the common elements of the development."

 

Pros

  • Hoas can have anemities.

Buying into an HOA can give you access to things like a fitness center, pool, golf course, tennis court, club house, restaurants, parks- things you may not otherwise be able to afford or enjoy so close to home. And the best part- not having to clean or maintain any of these amenities. Your HOA will take care of it for you.

  • They can help keep up appearances.

An HOA usually has rules to prevent things like neighborhood decline and property neglect. They can also help maintain the property values for the house sin the community.

  • They can reduce your responsibilities.

The fees you pay every month usually go towards things like snow removal, a gate, maintenance, etc. Things you would typically have to do or pay for yourself. Say goodbye to things like yard work- living in an HOA community let you personalize certain parts of your yard, but they cover general maintenance. A low maintenance lifestyle is one of the BIGGEST pro to living in an HOA community.

  • Your utilities. 

Living in an HOA community can simplify your monthly bills. Some HOAs will total all a resident's utilities into one monthly fee, which in most cases makes things easier. Utilities like sewer, water, trash, recycling, and gas. It could also mean things like insurance and reserve funds.

 

Cons

  • Falling behind on dues can lead to consequences.

This is why it's important to make sure HOA fees are in your budget beforehand. Late fees or not paying dues can move to foreclosure on your property. (The process varies by state.)

  • They can limit you from renting your property.

Some HOAs can put an array of rental restrictions in place. Things like approvals, leases, and more.

  • They can spring assessments on you.

If they don't have cash reserves to cover an expenditure, it can impose an assessment to come up with the money. 70% of all HOAs are unfunded, so this is a possibility. 

  • Your fees could be expensive.

Many communities cost a lot to join. High HOA fees usually mean more landscaping, general maintenance, and anemities. If you don't care for things like this, HOA fees could be a waste of your money. Make sure to ask for a list of everything included in the price so you know what you're paying for. This is another reason it's so important to look at your budget and make sure you can afford to pay the monthly dues. 

  • You may not be able to do as much personalization.

Yes, you can do some light decorating like lawn chairs and plants- but you may not be able to do anything exterior-wise. Things like painting or remodeling may be off limits. If you like to personalize and design the outside of a home, living in an HOA community may not be for you.

  • Your community could be under poor management.

While most HOA communities are managed well, there's always a few bad apples. A poorly managed Hot could include things like failing to enforce parking rules, allowing the public to use private amenities  failing to provide regular lawn care or landscaping, and failing to fix broken walkways or stairs.

We recommend asking residents for your personal opinion. It may also be smart to ask about hOA reserves in the case of an emergency. Failing to have a reserve could also be a sign of poor management.

One of our favorite things to do with the family, is spend time outside- and during this pandemic is the perfect time to do so! South Carolina's Governor Henry McMaster's "Home or Work" order that went into effect April 7th said that outdoor activities are defined as "allowable essential activities for the purpose of engaging in outdoor exercise or recreational activities, provided that a minimum distance of 6-feet is maintained during such activities between all persons who are not occupants of the same residence."

How to Maintain Strong Employee Morale

It's no secret that things are different with this pandemic. COVID-19 has affected our personal lives,  as well as our jobs. This doesn't mean things have to change- you can uplift your team in many different ways!

Use fun activities to strengthen the bond between your team, as well as stay connected. You can do this through things like Zoom, Google hangouts, Skype, and more. You can even use chat tools like Slack to talk, check in, or share anything that keeps everyone feeling connected.

Listen to your employee feedback! Communication is key, and it starts with listening. Openness can contribute to positive change. Everyone just wants to be heard. Why not send out a company-wide survey? This will help you get a sense of where everyone's heads are at and get a read of how the company's doing.

If not that, you can also just reach out and ask. Ask your team how they're doing, if they have everything they need, as well as all information. Ask regularly. Be open and transparent. Maybe you focus on the bigger picture, but you have to remember that your employees usually see things day to say.

If there are any big changes happening, try to let your team know ahead of time- not the day of. A change in business operations or new initiatives are very important.

Praise your employees frequently. Yes, they're getting paid but this doesn't mean you should take everything they're doing for granted. Recognize their efforts in a way that's meaningful.

Brainstorm ideas. Pick your employees brains, and listen to their thoughts. Make sure they know you're open to ideas, and some may even become a reality. 

Let your employees showcase their skills and knowledge.

Encourage real lunch breaks. Data shows only one in five people take lunches, and are less likely to step away from their desks. Taking breaks is detrimental to creative thinking.

When you're feeling overworked and overwhelmed, it's easy to power through. This is actually a quick shortcut to low morale. 

Work on team-building exercises. You can virtually get everyone together, and explore your employees strengths. Encourage your team to lead voluntary workshops in areas they're more familiar with.

Acknowledge wins and losses. Sending a note or a message is an easy way to create a personal connection with your employees. 

Make sure to keep a level of flexibility. Irregular hours, reduced hours are the new normal. Send a clear message to make things less stressful and more manageable. This will help elevate moral!

Let inimportant tasks and assignments go. Focus on the critical things. Especially during this time, priorities can change quickly and are often unpredictable. You can even start letting each other know when you're on and off.

How to Stay Connected During Social Separation

COVID-19 has been a struggle for everyone- but positive support from friends, family, and peers can do wonders. While it's crucial to remain social distancing, there are still many ways you can stay connected.

Keep to a routine.

 

Try to avoid staying in bed for hours and hours on end. Make it a habit to get up at a set time and get ready for the day. Make breakfast, stretch, and enjoy the morning. If you have work, try mentally preparing for the day, or even making a list. 

You could also start making lunch a daily routine, like putting more time and effort into your meals. This is perfect because it also breaks up the day, easing the stress a little.

Enjoy time with the family.

Things like projects, or even movies are great activities to do together. It can also make things feel a little less scary.

Do some online courses.

You may already be taking classes for school, but taking classes on specific things that interest you is a great way to switch things up. Right now you have access to things like dance classes, art lessons, and even music lessons- most free! Learning a new skill can be a really neat experience.

Check-in on your friends, family, and neighbors.

Try to keep your connections as normal and supportive as you can. Asking about their activities and what their days are like is a great way to share positive things. You can talk about what's keeping you happy and busy, and even listen to their own ideas. You might even be inspired to try something new!

Being supportive can also be as little as letting your loved ones know you're there, and you're around. Letting them know you're just a text or a call away will make hem feel more comfortable reaching out at any time.

It can also be good just to listen. This works very well with those who are completely isolated.

Make a lunch date.

Coordinate a date and time to virtually eat lunch with pals about once or twice a week. Some even do virtual coffee sessions!

Support local businesses.

Many local businesses are taking a big financial hit. Social media is a powerful tool- making local recommendations to family and friends can do wonders. Maybe you had a delicious meal delivered, or your favorite small business is selling gift cards for future use. This will not only give others something to look forward to, but it'll help many local businesses get back on their feet.

Make future plans.

You can keep you and your pals spirits up by planning trips for the future! Making travel plans or even just local outings can help you stay motivated. Dream about the restaurants, landmarks, and sight you'd like to see. They'll be waiting for you after things die down!

Exercise. 

Meditation and physical activity can relieve tress and get your endorphins flowing. Things like exercise videos work great! Some may be free and some paid, but no matter your body or age- anyone can workout in the privacy and comfort of their home. 

You can also do things like set up a home gym, curate your own personal exercise program, and learn some basics. Smartphone apps are helpful as well! You can enjoy guided workouts, and fitness apps to keep track of your progress. 

Celebrate milestones.

On things like holidays or birthdays, connecting via Zoom is most popular. This can bring together friends and family from all over the world.

Go outside.

Things like hiking and walking are good as long as you keep a 6-foot distance from those around you. You can research trails and parks still open, and following government recommendations.

Take your dog for a walk. Going out for fresh air isn't just good for you, but good for them too. It's also a good opportunity to walk around the neighborhood and say hello to your neighbors. (From 6-feet away of course.)

You can help older ones stay connected as well. 

Even if you can't visit in person, make sure you're keeping in contact on a regular basis. You can use things like Skype, FaceTime, or even email. This way they can see you, and you can see how well they're doing. If they're not too comfortable with technology, even a simple phone call would go a long way. 

You can also write letters! As old-fashioned as it seems, you can include things like photographs. (Don't forget to remind them to wash their hands after opening all letters and packages.)

6 Steps to Being a More Effective Remote Worker

Working from home may sound like a dream come true, but in reality- it's just as much time and responsibility. We've put together six steps to help you become a more effective worker!

1. Over-communicate.

Make sure you understand your company's work remote policies, especially procedures and expectations. If you're managing anyone, make sure you're clear about any expectations. Be very specific. The more guidance you provide, the fewer chances for misunderstandings, and the smoother things will go. Especially if you're working in different time zones.

Try to be prompt when returning things like calls and emails. And if you need to resolve any issues quickly, rd Video conferences are also common for remote workers.

2. Make the most of your tools. 

If you don't already- things like Google Docs or Dropbox work well when sharing files. Simple things like a calendar are crucial when trying to stay organized. If you don't like keeping things on paper, then are plenty of apps to help you schedule out your day, and even your week!

3. Consider your workspace.

Set up a space you can focus on your tasks for the day, no distractions. Whether it's a co-working space, or a designated space at home- make sure it makes you feel motivated to work rather than drained.

Think about your chair set-up, and even your lighting. Make sure your space isn't having an impact on your body over time. This is why sitting at a desk can be healthier than sitting on something like a sofa. To create a healthy work environment, looking after the stress on your body is crucial. 

4. Discover your working style.

Do you work better with white noise? Or maybe just silence? Do you need to invest in noice cancelling headphones? Also, try figuring out if you're more productive in the mornings or in the evenings. Are you motivated by taking small breaks throughout the day?

Give yourself permission to sit back and breathe, play low music, or grab a dose of fresh air. It's recommended to pause every 45 minutes and do some gentle stretches. Things like this will help you feel calmer, clear-headed, and a little messed stressed out.

5. Include self-care.

If you find yourself stuck to your screen for a long period of time, sometimes it might be necessary. Maybe you're closing a deal or giving a presentation. Just remember to give time for yourself, as well! Creating spaces in your schedule for healthy meals, snacks, or stretches. Doing this will help you become more focused and productive. 

Why not try aromatherapy? Taking regular inhalations will help you feel more energized and clear-headed.

6. Keep a morning routine.

Get into a productive mindset. Meditate on what you need to do to mentally prepare yourself for the day.

Maybe you don't need as much time for things like hair and makeup, but remember that how we look can impact the way we feel. Something about getting dressed properly can can energize you to start thinking for the day. Also, without a routine you may have a hard time waking up and engaging. You could start with simple things like changing clothes, having breakfast, setting your goals for the day, or even going for a walk around the neighborhood.

Greater Greenville Market Update for April 2020

Here at PRODUCER Realty we depend on real estate market data and trends when determining the value of a home. As Expert Advisers, we understand that the real estate market is always changing, and we strive to stay up to date with the trends to better serve our client's needs!

In March 2020 there were 1,326 homes sold which was a 9.2% incline from the homes that sold in March 2019. Average sales this year were $256,492, an 8.2% incline over 2019's $236,471. Average days on the market for March of this year was 65 days at a 4.8% incline from last year's 62. The list price percentage had a slight decline of 0.1% with 98.2% this year vs. 98.3% last year. The year-to-date number of homes sold came at an 8.4% incline with 16,172 this year and 14,847 last year. This time last year there was 3.2 months worth of inventory. This year you'll find a 25% increase at 4.0 months worth of inventory for 2020. If you're thinking about buying or selling a home, it's very important to understand what's happening on the market right now.
